The facility, built before it’s built.

Before a facility is built on site, we build it completely in a coordinated 3D model. Clashes are resolved on screen, not in the field. Clients walk their facility before breaking ground and approve with confidence.

3D design & digital delivery

A facility, layer by layer.

One federated model, separated into the disciplines that build it. Every layer is engineered in-house and coordinated against the others — so clashes are resolved on screen, not in the field.

The stack

Eight layers, one accountable team.

Architecture, process, HVAC, clean and black utilities, fire protection, electrical and automation — modelled together, drawn from the same geometry, handed over as one package.

Governed by
EU / GMP, ISPE guidance
Delivered as
Federated model + GA drawings

01 — Architecture

Plant where it belongs: off the clean side.

Air-handling units, risers and access routes are set out on the roof with maintenance clearance and withdrawal space modelled, and penetrations coordinated with the structure below.

Modelled
AHUs, curbs, risers, walkways
Access
Stair penthouse, guarded edge

02 — HVAC

The heart of a GMP facility.

AHU-wise ducting layouts, supply and return balancing, volume dampers and terminal boxes engineered to hold the required grades — pressure cascades resolved in the model.

Modelled
Trunks, branches, terminals
Set out for
Pressure cascade, air changes

03 — Electrical

Power, containment, lighting to lux targets.

Distribution, cable-tray routing, conduit drops and luminaire layouts, with starter and control-panel general arrangements coordinated against the ducting above.

Modelled
Trays, conduit, luminaires
Designed to
Lux targets, panel clearances

04 — Utilities / Plumbing

Purified water, routed to fall.

PW, WFI, clean steam and process gases with loop routing, slopes, dead-leg control and sampling points — plus drainage and plumbing, engineered for sanitary design.

Services
PW, WFI, clean steam, gases
Designed for
Drainability, CQV access

05 — Fire Fighting

Coverage that clears the services.

Zone valves, risers, branch lines and pendant heads coordinated against ducting, containment and cleanroom ceilings, so coverage is achieved without cutting across the air distribution.

Coordinated with
Ducting, trays, ceiling grid
Modelled
Risers, branches, heads

06 — Cleanrooms

GMP zoning, drawn as flows.

Room programme, cleanliness grades, airlocks and pass-throughs are laid out around personnel and material flows — the envelope designed around the process, not the other way round.

Detailing
Wall, ceiling and floor systems
Flows
Personnel, material, waste

07 — Automation / BMS

Where the facility is watched.

Switchgear and MCC line-ups, cable routing, operator consoles and the monitoring systems a regulated plant depends on — with clearances and escape routes held in the model.

Modelled
MCC, consoles, mimic wall
Integrated
BMS, EMS, automation

08 — Process Equipments

Process first, building second.

Vessels, skids, access platforms and interconnecting piping set out against the process flow, wrapped in an envelope sized around them rather than the reverse.

Modelled
Vessels, platforms, piping
Envelope
Facade, entrance, site apron

Handover

Walk the facility before breaking ground.

Drawings, schedules and sections come out of this model, so what is issued for construction and what is inspected at handover are the same geometry.

What model-based delivery gives you

  • 01

    Coordinated 3D modelling

All disciplines built in one federated model — architecture, process, HVAC, piping, electrical — to a single source of geometric truth.

  • 02

    Clash detection

Automated interference checks resolve conflicts between services before construction, protecting programme and budget.

  • 03

    Walkthrough & review

Navigable models and photoreal visuals let stakeholders experience and sign off the facility ahead of build.

  • 04

    Design optioneering

Rapid comparison of layout and routing options in 3D to optimise flow, footprint and maintainability.

  • 05

    Drawings from the model

GAs, sections and schedules generated directly from the coordinated model — consistent, current and traceable.

  • 06

    Digital handover

As-designed model data handed over as an asset for validation, operations and future facility changes.

Let’s build it right.

From the first concept sketch to a qualified, inspection-ready plant, Agon partners with pharmaceutical manufacturers to engineer facilities that meet the highest international standards. We would welcome the conversation.
